Terms of Service

These Terms of Service apply to your use of JiaShiWu, 家事屋, and any related website, application, checkout page, AI copywriting workflow, account area, generated content or service operated by Taiwan Trading Pty Ltd ATF Eric & Ericson Family Trust ABN 25 247 045 234 of Queensland, Australia (we, us or our).
By creating an account, purchasing credits, using the platform, uploading information, generating rental advertising copy or otherwise using the service, you agree to these Terms.
If you do not agree to these Terms, you must not use the service.
1. What JiaShiWu does
JiaShiWu is an AI-assisted rental advertising copywriting platform. It helps landlords, property owners and authorised users generate rental advertising copy for rental rooms and properties.
The service may generate copy for platforms such as Facebook, Gumtree, WeChat, Line and other listing or messaging channels. The service may also generate copy in multiple languages and styles based on the property information, photographs, preferences, target audience, notes and other materials you provide.
The service is a copywriting assistance tool only. We do not act as your real estate agent, property manager, lawyer, migration adviser, financial adviser, tax adviser or compliance adviser.
2. No legal, tenancy or real estate advice
The service does not provide legal advice, tenancy advice, anti-discrimination advice, tax advice, migration advice, property management advice or real estate agency services.
You are responsible for checking whether any advertisement, listing, statement, offer, condition, price, bond amount, availability date, house rule, eligibility requirement or other content is lawful, accurate and suitable before you publish, send or rely on it.
You should obtain professional advice where appropriate, including if you are unsure whether your advertisement complies with tenancy laws, consumer laws, anti-discrimination laws, privacy laws, tax laws, platform rules or local requirements.
3. Eligibility and authority
You may only use the service if:
- you are at least 18 years old;
- you have legal capacity to enter into these Terms;
- you are using the service for lawful purposes;
- you are the owner of the property, or you are authorised by the owner, property manager or relevant decision-maker to prepare rental advertising material for the property; and
- any information, photographs or materials you upload are provided with all necessary rights, consents and permissions.
If you use the service on behalf of another person, business or entity, you represent that you have authority to bind that person, business or entity to these Terms.
4. Accounts and security
You may need to create an account to purchase credits, generate copy, access previous jobs or use certain features.
You are responsible for keeping your login details secure and for all activity that occurs under your account. You must notify us promptly if you suspect unauthorised access to your account.
We may suspend or restrict your account if we reasonably believe there has been unauthorised use, misuse, security risk, payment issue, breach of these Terms or unlawful activity.
5. Credits, packages and pricing
The service is offered on a prepaid credit basis. Credits may be purchased through packages such as Coffee, Lunch and Dinner, or through any other package we make available from time to time.
Each package may include different limits, such as:
- number of jobs;
- number of languages;
- number of platforms;
- number of photo uploads;
- number of rerolls or regenerated versions;
- job lifespan;
- target audience options;
- tone of voice options; and
- notes or existing material features.
The applicable inclusions, limits and price are those displayed on the pricing page or checkout page at the time of purchase.
Unless otherwise stated, prices are in Australian dollars. Australian GST may apply.
Credits are not cash, stored monetary value, gift cards, financial products or deposit accounts. Credits cannot be redeemed for cash, transferred to another person, resold or exchanged except where required by law.
6. No subscription
Unless we expressly state otherwise, JiaShiWu credit packages are one-off purchases. They are not recurring subscriptions.
We will not charge you on a recurring basis for Coffee, Lunch or Dinner credit packages unless you separately agree to a subscription or recurring payment product in the future.
7. Credit expiry
Credits are valid for the period displayed at the time of purchase. Unless a different period is stated, credits expire 12 months from purchase.
Unused expired credits are forfeited, except where the Australian Consumer Law or another applicable law requires otherwise.
Purchasing additional credits may extend the expiry of credits in the same package type if this is supported by the platform, but we do not guarantee that all credits will have the same expiry date unless expressly stated.
8. Job lifespan and saved outputs
A job lifespan refers to how long a generated job remains available in the active workflow for further use, editing, rerolling or copying through the platform.
Job lifespan is not necessarily the same as data retention. We may retain account records, payment records, transaction history, audit logs, generated outputs and related data for longer where required or permitted for legal, tax, accounting, security, dispute, product operation or compliance purposes.
9. Payment
Payments are processed by Stripe or another payment provider we appoint. We do not store your full card number or full payment credentials on our own servers.
Your payment provider may apply its own terms, privacy policy, security processes and dispute handling procedures.
Credits are usually granted after successful payment confirmation. We are not responsible for delays caused by your bank, card issuer, payment provider, fraud checks, incorrect information or failed authorisation.
10. Refunds and Australian Consumer Law
Nothing in these Terms excludes, restricts or modifies any consumer guarantee, right or remedy that cannot lawfully be excluded, restricted or modified, including under the Australian Consumer Law.
Subject to your rights under the Australian Consumer Law, purchases are generally final once credits are granted or used.
We do not provide refunds merely because:
- you changed your mind;
- you no longer need a rental advertisement;
- you did not use all credits before expiry;
- you dislike the style of an AI-generated draft but still received the service;
- you selected the wrong package;
- a third-party platform rejected, removed or reduced visibility of your advertisement; or
- the advertisement did not result in enquiries, applications, tenants or any particular rental outcome.
Where required by law, we will provide an appropriate remedy, which may include resupply of the service, credit reinstatement, refund or another remedy required by law.
11. AI-generated content
The service uses artificial intelligence and automated systems to generate rental advertising copy. AI-generated content may contain errors, omissions, mistranslations, cultural inaccuracies, unsuitable tone, outdated phrasing, incorrect assumptions or content that is not appropriate for your intended use.
You must review and approve all generated content before publishing, posting, sending or relying on it.
We do not guarantee that generated content will be:
- accurate;
- complete;
- lawful;
- compliant with platform rules;
- non-discriminatory;
- suitable for your property;
- suitable for every language community;
- free from errors; or
- effective in generating enquiries, applications or tenants.
You are solely responsible for the final advertisement or message you publish, post, send or otherwise use.
12. No automated tenancy decisions
The service is designed to generate advertising copy. It is not designed to decide who should be offered accommodation, who should be shortlisted, who should be rejected, what rent should be charged or whether a person is suitable as a tenant or housemate.
You must not use the service as an automated tenant selection, screening, eligibility, risk scoring or decision-making tool.
13. No guarantee of rental outcome
We do not guarantee that the service will help you rent a room or property, find a suitable tenant, obtain a particular rent, reduce vacancy, increase enquiries or improve listing performance.
Any examples, samples, testimonials, portfolio items or marketing claims are illustrative only and do not guarantee any particular outcome.
14. Your content
Your content means any information, text, notes, photographs, property details, addresses, room details, rental amounts, house rules, contact details, existing advertisements, target audience preferences, uploaded materials or other content you submit to the service.
You retain ownership of your content.
You grant us a worldwide, non-exclusive, royalty-free licence to host, store, copy, process, transmit, adapt, analyse and use your content to:
- provide the service;
- generate rental advertising copy;
- operate, maintain, secure and improve the platform;
- troubleshoot and provide support;
- comply with legal obligations;
- prevent misuse; and
- enforce these Terms.
This licence continues for as long as necessary for those purposes.
15. Photographs and uploaded materials
You must not upload photographs or materials unless you have all necessary rights and permissions.
You are responsible for ensuring that uploaded photographs do not unlawfully disclose personal information, private living arrangements, identifying documents, faces, vehicle number plates, children, private correspondence, security details, keys, access codes, valuables or other sensitive material.
We may refuse, remove, blur, restrict or delete uploaded materials if we consider them inappropriate, unlawful, unsafe, infringing, misleading or in breach of these Terms.
16. Third-party personal information
If you provide personal information about another person, such as a tenant, housemate, owner, property manager, agent, contact person or occupant, you represent that you have authority to do so and that providing the information is lawful.
You must not upload private, sensitive or unnecessary information about another person where it is not reasonably required for generating rental advertising copy.
17. Address visibility and property privacy
The platform may allow you to choose how much of a property address is used in generated advertising, such as suburb only, street name only or full address.
You are responsible for selecting the correct level of address visibility and checking the generated output before publication.
We are not responsible for loss, privacy issues, safety issues, unwanted inspections, unwanted contact or other consequences arising from your decision to publish a property address or contact detail, except to the extent caused by our breach of law or these Terms.
18. Rental advertisement compliance
You must not use the service to create, publish or send rental advertisements that are unlawful, false, misleading, deceptive, discriminatory, harassing, exploitative or otherwise inappropriate.
Without limitation, you must not use the service to create advertisements that unlawfully discriminate or suggest unlawful preferences or exclusions based on attributes such as race, colour, nationality, ethnicity, religion, sex, sexual orientation, gender identity, marital or relationship status, pregnancy, parental status, family responsibilities, disability, age or any other protected attribute.
You should describe the property, room, features, location, price and living arrangement rather than describing the type of person you want, unless you have first confirmed that the wording is lawful.
You are responsible for checking that your advertisement complies with all applicable laws and rules, including:
- Australian Consumer Law;
- state and territory residential tenancy laws;
- anti-discrimination laws;
- privacy laws;
- fair trading laws;
- strata, body corporate or building rules;
- local council requirements;
- platform rules for Facebook, Gumtree, WeChat, Line or any other publication channel; and
- any agency, property management or owner instructions that apply to you.
19. Prohibited use
You must not:
- use the service for unlawful, harmful, fraudulent, misleading, discriminatory or abusive purposes;
- submit false, misleading or deceptive property information;
- impersonate another person or misrepresent your authority;
- upload content that infringes intellectual property rights;
- upload malware, code, prompt injections or instructions intended to compromise the platform or AI systems;
- attempt to reverse engineer, scrape, overload, disrupt or interfere with the platform;
- bypass package limits, payment controls, access controls or security controls;
- resell the service or credits without our written permission;
- use the service to spam, harass or send unsolicited messages;
- use generated content in a way that breaches third-party platform rules;
- publish or disclose another person’s personal information in a menacing, harassing, abusive or privacy-invasive way; or
- use the service in a way that could damage our reputation, systems, users or business.
20. Prompt injection and malicious content
You must not submit content that attempts to manipulate, override, bypass or attack the AI system, safety controls, system prompts, access controls or output restrictions.
We may remove such content, suspend your account, refuse generation, delete affected jobs or take other action we consider reasonably necessary.
21. Generated output rights
Subject to your compliance with these Terms and successful payment, you may use, copy, edit and publish the generated rental advertising copy for your own lawful rental advertising purposes.
We do not guarantee that generated output is unique. Similar or identical content may be generated for other users, especially where properties, prompts, formats or common rental phrases are similar.
We retain all rights in the platform, templates, workflows, prompts, software, designs, trade marks, branding, user interface, system logic and underlying technology.
22. Public portfolio and examples
We will not intentionally publish your private job output as a public portfolio item unless you have provided consent or the content has been sufficiently de-identified, anonymised or converted into a non-identifying sample.
If you consent to publication of an example, you warrant that you have the necessary rights to allow publication and that the example does not unlawfully disclose another person’s personal information.
You may withdraw consent for future display by contacting us, but removal may not be immediate and may not affect copies already indexed, cached, screenshotted or distributed by third parties.
23. Third-party services
The service may rely on third-party providers, including hosting providers, database providers, payment processors, AI providers, analytics providers, mapping providers, authentication providers and email providers.
Third-party services may have their own terms, privacy policies, availability, limits, outages, fees, restrictions and security practices.
We are not responsible for third-party platforms such as Facebook, Gumtree, WeChat, Line or any other channel where you choose to publish or send generated content.
24. Marketing messages and spam compliance
If you use generated content for messages, posts or promotions, you are responsible for ensuring that your use complies with applicable spam, direct marketing, platform and communications laws.
You must not use the service to generate or send unsolicited commercial electronic messages without all required consents, sender identification, contact details and unsubscribe functions.
If you send SMS messages using a branded sender ID, you are responsible for ensuring that the sender ID is properly registered or authorised where required.
25. Availability and changes
We aim to provide a reliable service, but we do not guarantee that the service will be uninterrupted, error-free, secure, fast or always available.
We may modify, suspend, restrict or discontinue any part of the service from time to time, including features, pricing, packages, limits, AI models, language options, supported platforms or workflows.
If a change materially reduces the value of unused purchased credits, we will act reasonably and in accordance with applicable law.
26. Beta features and experimental features
Some features may be labelled beta, preview, experimental or may otherwise be newly released. These features may be less reliable, may change without notice and may produce less predictable results.
You use beta and experimental features at your own risk, subject to any non-excludable rights you have under law.
27. Security
We use reasonable technical and organisational measures to protect the service. However, no system is completely secure.
You must not misuse the platform or attempt to access data, systems or accounts that you are not authorised to access.
You are responsible for maintaining secure devices, browsers, passwords and account access.
28. Privacy
Our Privacy Policy explains how we collect, use, store and disclose personal information.
By using the service, you agree that we may handle personal information in accordance with our Privacy Policy.
29. Suspension and termination
We may suspend, restrict or terminate your account or access to the service if we reasonably believe that:
- you have breached these Terms;
- your use creates legal, security, operational or reputational risk;
- your payment is disputed, reversed, fraudulent or unauthorised;
- you misuse credits or platform limits;
- you use the service for unlawful or harmful purposes; or
- we are required to do so by law or a third-party provider.
You may stop using the service at any time. You may request account deletion by contacting us, subject to legal, tax, accounting, dispute, security and operational retention requirements.
30. Limitation of liability
Nothing in these Terms excludes, restricts or modifies any consumer guarantee, right or remedy that cannot lawfully be excluded, restricted or modified.
To the maximum extent permitted by law, we are not liable for any indirect, consequential, special, incidental, punitive or exemplary loss, including loss of profit, loss of rent, vacancy loss, loss of opportunity, loss of data, loss of goodwill, reputational harm, platform account suspension or third-party claim arising from your use of the service.
To the maximum extent permitted by law, our total aggregate liability to you in connection with the service is limited to the amount you paid us for the relevant package giving rise to the claim.
Where liability cannot be excluded but can be limited, our liability is limited, at our option, to resupplying the service or paying the cost of having the service supplied again.
31. Indemnity
You indemnify us against any loss, damage, cost, expense, claim or liability arising from:
- your breach of these Terms;
- your content;
- your published advertisement;
- your rental arrangement or dealings with tenants, applicants, occupants, landlords, agents or third parties;
- your breach of law or third-party rights;
- your misuse of the service;
- your use of generated output; or
- your disclosure or publication of personal information.
This indemnity is reduced to the extent the loss was caused by our fraud, wilful misconduct or breach of law.
32. Changes to these Terms
We may update these Terms from time to time. The updated Terms will apply from the date they are posted or the date otherwise notified.
If a change is material, we will take reasonable steps to notify you. Your continued use of the service after the updated Terms take effect means you accept the updated Terms.
33. Governing law
These Terms are governed by the laws of [Queensland, Australia].
The parties submit to the non-exclusive jurisdiction of the courts of [Queensland, Australia] and any courts entitled to hear appeals from those courts.
