We are based in Australia. This Privacy Policy is intended to be read together with our Terms of Service.
1. Important summary
JiaShiWu helps users create AI-assisted rental advertising copy.
To provide the service, we may collect account details, payment-related records, property information, photographs, uploaded notes, generated outputs, usage data and support communications.
We use third-party providers to operate the service, including providers for hosting, database storage, payments, AI processing, mapping, analytics, authentication and security.
We do not intentionally collect full card numbers. Payments are handled by Stripe or another payment processor.
You should not upload unnecessary personal information, sensitive information, private tenant information, identity documents, children’s images, private correspondence or other material that is not needed for generating rental advertising copy.
2. Application of privacy laws
We handle personal information in accordance with this Privacy Policy.
Depending on our annual turnover, activities and legal status, we may also be required to comply with the Privacy Act 1988 (Cth), the Australian Privacy Principles and the Notifiable Data Breaches scheme.
Even where a particular privacy law does not strictly apply to every part of our business, we aim to follow good privacy practice and be transparent about how information is handled.
3. What personal information we collect
The personal information we collect depends on how you use the service.
We may collect:
- account information, such as your name, email address, login details, account ID and authentication records;
- contact information, such as phone number or business contact details if you provide them;
- payment-related information, such as package purchased, transaction amount, Stripe checkout session ID, payment status, invoice or receipt details, refund status and billing metadata;
- credit and job information, such as package type, credit balance, credit expiry, job status, job lifespan, reroll usage and generated version history;
- property information, such as suburb, street name, address visibility setting, rent, bond, availability, room details, property features, utilities, house rules, nearby points of interest and target audience preferences;
- uploaded materials, such as property photographs, existing advertisements, user notes and other reference material;
- generated output, such as AI-generated titles, listing copy, shareable versions, translations, platform-specific copy and rerolled versions;
- consent records, such as whether you consented to a particular use, when that consent was updated and whether content may be published in a portfolio or sample gallery;
- technical information, such as IP address, device information, browser type, operating system, log data, error reports, session data, cookies and analytics events;
- communications, such as support requests, feedback, complaints and other messages you send us; and
- administrative information, such as internal notes, audit records, fraud prevention records and security logs.
4. Information about other people
You may upload or enter information that relates to other people, such as owners, tenants, housemates, agents, property managers, contact persons or occupants.
You must only provide personal information about another person if you have authority to do so and it is lawful, fair and reasonably necessary for using the service.
You should not provide sensitive or unnecessary information about another person.
5. Sensitive information
We do not need sensitive information to provide ordinary rental advertising copywriting services.
You must not upload sensitive information unless it is genuinely necessary and you have all required consents. Sensitive information may include information about health, disability, race, ethnicity, religion, political opinions, criminal history, union membership, sexual orientation or biometric information.
If you upload sensitive information unnecessarily, we may delete, restrict or ignore it.
6. Children
The service is intended for users aged 18 and over.
You must not use the service to upload personal information about children unless you have lawful authority and the information is strictly necessary. In most cases, children’s information should not be included in rental advertising copywriting materials.
Our service is not primarily directed to children.
7. Photographs
Property photographs may contain personal information, even if you do not intend this. For example, photographs may show faces, family photos, children, personal documents, medication, vehicle number plates, valuables, religious items, security systems or private living arrangements.
Before uploading photographs, you should check them carefully and remove or obscure anything private or unnecessary.
We may process uploaded photographs to generate more accurate and detailed descriptions of rooms and properties.
8. How we collect personal information
We collect personal information when:
- you create an account;
- you purchase credits;
- you complete the copywriting wizard;
- you upload photographs or notes;
- you generate, reroll, edit, copy or save rental advertising copy;
- you contact us for support;
- you use our website or app;
- you interact with checkout, authentication, analytics or security tools;
- third-party providers send us transaction, authentication or technical data; and
- we need to investigate errors, misuse, fraud, security issues or disputes.
9. Why we use personal information
We may use personal information to:
- provide the service;
- create and manage your account;

- generate rental advertising copy;
- tailor outputs by platform, language, tone and audience;
- save jobs, versions and rerolls;

10. AI processing
The service uses AI systems to generate rental advertising copy. To do this, we may send relevant property information, user instructions, uploaded notes, selected settings and possibly image-derived descriptions to an AI provider.
AI outputs may be stored in your account as generated job versions.
You should not submit information to the service unless you are comfortable with it being processed by our systems and relevant third-party providers for the purposes described in this Privacy Policy.
11. Automated decision-making
The service is designed to generate advertising copy. It is not designed to make decisions about tenancy eligibility, tenant screening, rental application approval, rental application rejection, rent pricing, creditworthiness or legal rights.
The AI systems we use may generate copy, structure content, translate wording, suggest descriptions, summarise uploaded notes or produce alternative versions of an advertisement.
We do not intend for the service to make decisions that significantly affect the rights or interests of an individual. You must not use the service as a tenant selection, screening or eligibility decision-making tool.
If our use of automated systems changes in a way that requires additional disclosure under privacy law, we will update this Privacy Policy.
12. Third-party providers
We may disclose personal information to third-party providers that help us operate the service, including:
- Supabase or similar database and authentication providers;
- Vercel or similar hosting and deployment providers;
- Stripe or similar payment providers;
- Google Gemini, Google AI or similar AI providers;
- Google Maps or similar mapping, geocoding or travel-time providers;
- analytics and monitoring providers;
- email and communication providers;
- security, logging and error-tracking providers;
- professional advisers, such as lawyers, accountants and insurers; and
- regulators, courts, law enforcement or other parties where required or permitted by law.
These providers may handle information in accordance with their own terms and privacy policies.
13. Payments
Payments are handled by Stripe or another payment processor. We do not intentionally collect or store your full card number, card security code or full payment credentials.
We may receive and store payment-related records such as transaction ID, checkout session ID, payment intent ID, package purchased, payment amount, payment status and refund status.
You should review Stripe’s privacy policy and terms for information about how Stripe handles payment information.
14. Overseas disclosure
Some of our service providers may store or process information outside Australia, including in the United States or other countries where their systems, affiliates, personnel or subcontractors operate.
The countries where information may be processed can change depending on our providers’ infrastructure, support arrangements and subprocessors.
By using the service, you understand that your information may be processed outside Australia.
Where we disclose information overseas, we take reasonable steps to use reputable providers and appropriate contractual, technical and organisational safeguards, where available.

Even if you opt out of marketing, we may still send transactional or service-related messages.
If an electronic message contains promotional or sales content, we will treat it as a marketing message where required by law and include appropriate unsubscribe functionality.
17. SMS and sender identification
If we send SMS messages using a branded sender ID, we may need to register or verify that sender ID through the relevant telecommunications or messaging provider.
We may use your phone number for SMS only where permitted by law and for the purposes described when your number is collected or otherwise permitted by this Privacy Policy.
18. Public examples and portfolio use
We will not intentionally publish your private job output, property details or uploaded materials in a public portfolio unless:
- you have provided consent;
- the content has been sufficiently de-identified or anonymised; or
- we are otherwise legally permitted to do so.
If you consent to portfolio use, you may withdraw consent by contacting us. We will take reasonable steps to stop future display, but we may not be able to remove copies already cached, indexed, saved, screenshotted or distributed by third parties.
19. Data security
We use reasonable technical and organisational measures to protect personal information.
These measures may include access controls, authentication, encrypted connections, provider security features, role-based permissions, logging, monitoring, backup controls, secret management, staff access restrictions and incident response processes.
No online service is completely secure. We cannot guarantee that personal information will always be secure from unauthorised access, misuse, interference, loss or disclosure.
You are responsible for keeping your account credentials and devices secure.
20. Data retention
We retain personal information for as long as reasonably necessary for the purposes described in this Privacy Policy.

Credits may expire after a specified period, such as 12 months from purchase, but credit expiry does not necessarily mean that all related transaction or account records are immediately deleted.

You may request access to personal information we hold about you.
You may also request correction if you believe information is inaccurate, out of date, incomplete, irrelevant or misleading.

We may update this Privacy Policy from time to time. The updated version will apply from the date it is posted or otherwise notified.
If we make material changes, we will take reasonable steps to notify users.
